Mold growth almost always points to a moisture problem. It might be a foundation wall that weeps after heavy rain, condensation on uninsulated ductwork, a finished basement built without a proper moisture strategy, or humidity that stays high all summer.
If that source isn't found and corrected, cleaning the visible mold rarely solves the problem for long. So every job starts with an investigation: where the moisture is coming from, which materials are affected, and whether the HVAC system is spreading spores to other areas.
Sometimes the answer is remediation. Sometimes it's a humidity or ventilation fix, or simply better information. An inspection doesn't commit you to remediation.

Most people spend the majority of their time indoors. When a home smells musty, a basement always feels damp or allergy-like symptoms seem worse inside, it's reasonable to want answers.
Our job is to measure what's actually going on, explain it clearly and recommend work that addresses the cause. Mold and damp environments can contribute to allergy or respiratory symptoms in some people, so we focus on correcting the conditions that allow mold to grow. We don't diagnose medical conditions; for health questions, talk with your doctor.

What is the difference between mold inspection and mold testing?
An inspection is a physical investigation of the building to find moisture problems and mold growth. Testing is laboratory analysis of air, surface or material samples. Inspection tells you where and why; testing adds measurements when they will change a decision.

Do I need mold testing if I can already see mold?
Often, no. Visible growth needs to be removed and its moisture source corrected regardless of species. Testing is more useful when mold is suspected but hidden, when you need to know whether spores have spread, or to evaluate results after remediation.
