What is mold remediation? Mold remediation is the process of finding the moisture source behind mold growth, isolating the work area, physically removing or cleaning mold-damaged materials, controlling airborne spores with HEPA filtration and correcting the conditions that allowed the mold to grow.

Mold removal vs. mold remediation
"Mold removal" usually describes cleaning or tearing out the mold you can see. Mold remediation includes that work but also addresses the moisture source, prevents spores from spreading during the job and confirms the area is clean and dry afterward.
People search for both terms, and we use them interchangeably on this site. What matters is the process. Removing visible mold without containment can spread spores into clean areas. Removing it without fixing the moisture problem usually means it grows back.
If the water problem has already been fixed and the affected area is limited, a more targeted mold abatement may be appropriate. We'll tell you which approach fits after the assessment.
How we remediate mold
Every project is different, but the major steps are consistent. Our work follows the principles of the IICRC S520 standard for professional mold remediation.
- Investigate the causeWe start with a mold inspection to find the moisture source and map how far the growth extends, including behind finished surfaces and inside HVAC components. When it will help, we add mold testing.
- Identify the moistureWe use moisture meters and a visual investigation to locate wet materials. Common findings include foundation seepage, condensation on uninsulated ducts, plumbing or roof leaks, and humidity that stays high in basements.
- Write the scope of workYou receive a written scope describing the areas, materials and steps involved, so you know what will be done before work starts.
- Set up containmentWe isolate the work area with 6-mil polyethylene barriers and protect floors and contents to keep spores and debris out of clean parts of the building.
- HEPA filtrationHEPA air filtration runs during the job, either recirculating or as negative-pressure exhaust, to capture airborne spores and dust.
- Remove affected materialsPorous materials that can't be reliably cleaned, such as moldy drywall, insulation, carpet and trim, are cut out, bagged in 6-mil plastic inside containment and removed from the building.
- Clean and treatRemaining structural surfaces are HEPA vacuumed and scrubbed. Antimicrobial products are applied according to manufacturer directions for the surfaces involved, and a coating may be used where staining remains.
- Correct the moistureWe address the conditions that caused the growth, or tell you exactly what needs to be corrected by another trade. Options include dehumidification, sealing weeping basement walls and replacing or insulating ductwork.
- Post-remediation evaluationBefore containment comes down, we check that visible growth and debris are gone and that materials are dry. Post-remediation testing can be performed when requested or when the situation calls for it. We then issue a Certificate of Completion.
- Reconstruction, if neededWe can replace drywall, insulation, trim and flooring, so you aren't coordinating a separate contractor.
What remediation looks like
Why fogging alone isn't remediation
Some companies offer to "fog" a house with a disinfectant as a quick mold treatment. A fogging or misting step can have a place as a supplemental measure, and we use hydrogen peroxide vapor treatment to help control lingering odors.
But fogging doesn't physically remove mold growth from building materials, and it doesn't fix the moisture that caused it. We don't use it as a substitute for containment, removal, cleaning and moisture correction.
Why source correction matters
Mold needs moisture to grow. If a wall keeps getting wet, new growth can return on replacement materials. That's why the moisture correction step is part of our scope, and why our warranty depends on it.
Our 2-year remediation warranty
Qualifying mold remediation projects include our 2-year "No Remediated Mold Return" warranty. It is a conditional warranty, not a blanket guarantee:
- It applies to the areas we remediated under your written scope of work.
- It depends on the requirements listed in your written warranty, including correction of the moisture conditions identified in the scope.
- We review the terms with you before work begins, so you know what is and isn't covered.

Mold remediation FAQs
How long does mold remediation take?
Many residential projects take one to several days of on-site work. Larger areas, HVAC work or reconstruction take longer. Your scope of work includes an expected schedule.
Can mold return after remediation?
Yes, if moisture returns. Remediation removes existing growth, but mold can grow again on any material that stays damp. Correcting the moisture source and keeping indoor humidity controlled is what keeps it from coming back.
How do you know remediation worked?
We confirm there is no visible growth or debris in the work area, that materials are dry and that the moisture source has been addressed. When appropriate, post-remediation air or surface samples are compared with outdoor or unaffected areas. We issue a Certificate of Completion when the scope is finished.
Can mold grow behind walls?
Yes. Leaks inside wall cavities, condensation and finished basement walls built against damp foundations can all support hidden growth. A musty smell with no visible mold is a common sign. An inspection with moisture readings is the best way to check.
Does homeowners insurance pay for mold remediation?
It depends on your policy and the cause. Mold resulting from a sudden, covered water loss is sometimes covered, often with limits. Mold from long-term leaks or humidity is frequently excluded. Check with your insurer. We work with insurance companies and adjusters and can provide documentation of our findings and scope.
Do I need to leave my home during remediation?
Usually not. Containment and HEPA filtration keep the work area separated from the rest of the house. We'll tell you if the location or size of the project makes it better to stay out of certain areas.
Do you offer free estimates?
No. Remediation starts with a paid assessment by a trained technician so the scope and price are based on what's actually behind the walls. We explain pricing when you call.
